CHILD POLICY:
Child rates: Children under 6 pay 60% of adult rate - Children over 7 pay full adult rate. Please request rates for long/short stays at the Cottage on a self catering basis when making an enquiry.

Late arrivals after 19h00 by prior arrangement only. Early arrivals are welcome to leave their baggage while they go out and explore or they are welcome to have a cup of tea and relax until their room is ready.

Minimum days stay over Xmas is 4 days.
Minimum days stay over Easter is 3-4 days

We accept MasterCard, Visa, Diners and American Express credit/debit cards and cash.
Travelers Cheques by arrangement.
We may not accept any foreign currency.
DEPOSIT CONDITIONS:
Deposit = 100% deposit for 7 days or less.
For more than 8 days a 50% deposit is required with 100% payment due before arrival.
World Cup Bookings 100% deposit on booking and are not refundable.
We require the deposit/full payment to be paid by EFT or you need to furnish us with full credit card details to confirm the booking. Credit Card No. with expiry date and CCV no.
OUR CANCELLATION AND NON ARRIVAL POLICY:
If cancelled for whatever reason you will be liable for full payment whether we have a deposit from you or not. Verbal and email bookings are binding as a confirmation of the booking.
Companies/Travel agencies operating on a Bill back basis will also be liable to pay cancellation fees if cancelled whether we have a voucher or not.
Please make sure your clients are aware of our policy before accepting our accommodation at our establishment.
Like all Hotels and Guest Houses we have a Strict Cancellation policy to protect us against cancellations.
We only have a few rooms and cannot make up business lost. We have a live calendar with Nightsbridge which connects too many websites around the world giving instant online availability. Once a room is booked it is no longer available to sell on these websites.
Cancellations more than 30 days prior to visit forfeit 50% of the total booking quote.
Cancellations between 30 and 15 days prior to the visit forfeit 75% of the total booking quote.
Cancellations between 14 and 1 days prior to the visit forfeit 100% of the total booking quote.
For non-arrival/no show/premature departure 100% of total booking quoted is payable.

LIMITATION OF LIABILITY
Guests agree on behalf of themselves and the members of their parties that neither the establishment, its owners, employees nor agents shall be responsible for any injury or death of any person or the loss or destruction of or damage to any property upon the premises, whether arising from fire, theft or any cause and by whomsoever caused or arising from the negligence (gross or otherwise) or wrongful act of any person in the employment of the guesthouse.

The Colonial room has 2 double beds and can sleep 5 making it suitable as a family room. This room has three comfortable couches and a separate dressing room. The en suite bathroom has a shower and bath. Sliding doors lead on to the main lounge area. Enjoy fantastic views of the mountain, river and pool from your room. No smoking in rooms. Smokers can use the lounge patio for smoking. One of the couches can be replaced by a single bed if required.
The Ethnic room is situated on the ground floor and has twin beds and en suite bathroom with large shower. The twin beds can be converted to a double bed. The Ethnic room has a separate lounge/study to relax or work in with separate access to the lavender garden making this room suitable for smokers. The study can be converted into another bedroom by adding a single bed and taking the couch out of the study. No smoking in rooms
The Floral room is situated on the first floor with great views of the mountain, pool and river. This bright sunny floral room has twin beds and a large en suite bathroom with shower and bath. Sliding doors lead on to the lounge area. Twin beds can be converted to a double bed. No smoking in rooms.
Our Honeymoon suite is situated on the first floor, with its luxurious slightly decadent decor. This room is not only popular with honeymoon couples but with anyone who wants to spoil themselves or their loved ones. The king size bed and French inspired furniture adds a romantic feel of the room. The large en suite bathroom with shower, oval bath and chaise lounge adds the finishing touches to a memorable stay. No smoking in rooms. Smokers can use the lounge patio for smoking.
The Leopard room is tastefully decorated with dark mahogany and rattan furniture with a hint of leopard. This room is situated on the ground floor and has doors which lead onto the pool patio. The Leopard room is our second largest room with 2 double beds. It can sleep 4 and is suitable as a family room. En suite bathroom has bath and shower. Enjoy reading on the big comfortable couch in the afternoon sun with stunning views of the mountain and pool. No smoking in rooms - private access to patio makes this room suitable for smokers.

Follow the N1 towards town. You will pass Canal Walk shopping centre on your right. Take the M5 turnoff on the left. Take the 2nd fly off on the left that says Cape Town. The Road curves and straightens and you should have the mountain in front of you. The signs say Kirstenbosch Gardens - keep in this lane. Take the left hand glide off to M3 Muizenberg. Continue on the M3 and take the Second off-ramp on the M3 South, M146 Princess Anne Ave: Follow Princess Anne Ave all the way down to Main Rd (M4). Turn right at the traffic light into Main Rd. Continue down Main Road until the third traffic light, just after the Newlands Swimming pool (on your right); on your left is the Newlands Southern Suns Hotel) At this third traffic light turn right into Sans Soucci Road and first left again, into Esme Road. The Guest house is at No. 14 Esme Road. The Cottage is at No. 54 Esme Road. Keys must be collected from the main Guest house at No. 14 for the Cottage.

Take the Second off-ramp on the M3 South, M146 Princess Anne Ave: Follow Princess Anne Ave/Kipper Rd all the way down to Main Rd (M4). Turn right at the traffic light into Main Rd. Continue down Main Road until the third traffic light, just after the Newlands Swimming pool (on your right; on your left is Newlands Southern Suns Hotel), At this third traffic light turn right into Sans Soucci Road and first left again, into Esme Road. We are no. 14 on the right hand side. Esme Road is the road opposite the Newland swimming pool. The Guest house is at No. 14 Esme Road. The Cottage is at No. 54 Esme Road. Keys must be collected fro the main Guest house at No. 14 for the Cottage.
